Misdaq العربية Register your interest

Your claim, from the site to the escrow account, without the chasing.

Misdaq works out the claim from your unit prices and the completion, passes it to the engineering supervisor, the chartered accountant and then the bank, and you always know who holds it.

  • Works in the browser, on a computer or a phone
  • Start from the Excel file you already have
  • Each party sees only their own screen

An estimate on the usual schedule. Your real claim follows the thresholds in your project’s contracts.

How a claim moves

In the same order as the paper claim form, but each party works in their own screen, and the system passes the claim on and tells you who holds it.

  1. 1DeveloperMoves the completion of each block; the instalments due on each unit are worked out.
  2. 2Engineering supervisorApproves or lowers the completion, with a report and site photos.
  3. 3Chartered accountantReviews the instalments of each unit and takes out what is not due, with a reason.
  4. 4DeveloperApproves the claim: the amount is frozen and the form is issued with a check code.
  5. 5BankMatches the form’s code and records the deposit into the escrow account.

Any party can send the claim back to the developer with a reason, and every step has its conversation beside it.

Each party sees their part

A screen for each party with what their step needs, not one spreadsheet everyone sees.

Developer

  • A desk that starts with the money: received, on its way, still to come.
  • A map of the units coloured by where their instalments stand.
  • Project setup from the Excel file you already have.

Engineering supervisor

  • Sees the completion only, never the buyers’ money.
  • Photographs each block from a phone, with when and where.
  • A home page with what is missing before signing and the site visits due.

Chartered accountant

  • The instalment table as on the form: received, due, not due.
  • Takes out a unit with a reason; the total drops by exactly its instalment.
  • Every number is worked out in the database, not in the browser.

Bank

  • An approved form with a check code, matched before the deposit is recorded.
  • A wrong code is refused and logged.
  • A full record of who signed and when.

What the system stops

The screen decides nothing. Every rule lives in the database itself: the attempt is recorded, then refused, so no screen can go around it.

No instalment before its threshold
No claim for an instalment the approved completion has not reached, or one already received.
No approval without evidence
The supervisor cannot sign without a progress report and their own photo of every block that went up.
Only authorised signatories sign
The signer’s authority must be valid on the day, and the statement they agreed to is recorded.
No deposit on a form that does not match
The amount is frozen when the developer approves, and the deposit is recorded only with the form’s right code.
Nothing is deleted
Every step is in a chained record with fingerprints; any change made outside the system shows at once.
Nobody sees what is not theirs
Each party sees only their projects; ID and account numbers are shown masked.

Questions

Does Misdaq need any installation?

No. It works in the browser on a computer or a phone, and each party has their own sign-in.

Where do we start?

From the units file you already have, Excel or CSV. Misdaq reads and matches the columns, then the instalments received before are matched with the escrow statement, and the first claim comes out.

Does it follow my contracts’ thresholds or the usual schedule?

Each project’s thresholds come from its contracts and are set during setup, before the first claim. The calculator on this page is only an estimate on the usual schedule.

Does every party see all the data?

No. The engineering supervisor never sees the buyers’ money, and each party sees only their projects and their step.

Does Misdaq replace the Wafi platform?

No. Wafi is for licences and reports with the Real Estate General Authority; Misdaq is for preparing and approving the financial claim between the parties of a project.

Where is the data kept?

Interest requests from this page are kept for now at Cloudflare, outside the Kingdom. Real project data will be on hosting inside the Kingdom before Misdaq runs. Details in the privacy note.
